Buying
your first house is a big step that can be scary. Working with
one of our Realtors® when buying your home can turn
the process into a pleasant one.
Best of all, there is never any charge to the buyer
for our services. At no cost to you, our extensive skills and
resources can make finding your dream home a reality.
We will commit to do the following:
- Financing — This is the first place to start. You need
to find out how much you are approved for and what type of
loan. We can help you with this process. (How much money you
will need for closing, can there be seller concessions, what
documents are needed for the lender, how much earnest money
will you need when writing an offer, and how much you feel
comfortable paying a month in monthly payments.)
- Then, we will need to find out your wants and needs.
What area do you want to live? How many bedrooms, bathrooms,
and so on do you need or want? One story or two? Do you want
a basement or a garage?
- Then, we will search in the BLC to locate homes that
meet your needs. We have access, by appointment, to every
property listed by any Realtor®.
- We will then set up appointments to view these homes. We
will make notes on each house and answer any questions you
might have. If the answer is not readily available, we will
make calls to find out the answer.
- Once you have decided on which home you would like to
buy, we will sit down with you to write the offer and
discuss the offer process with you.
- We will summit a copy to the listing company along with
a copy of your pre-approval from your lender and a copy of
your earnest money.
- Then, the negotiations will begin. This is where our
knowledge of the current market value and our experience
will help get you the best possible price for the home you
want to purchase.
- Once you have an offer accepted, we will summit all
required documents of the purchase agreement and earnest
money to the lender and listing company for you.
- We will then help you through the inspection process. We
will meet with you and an inspector of your choice at the
property for the inspection. We will answer all questions
and make sure that you understand what the inspector has
noted about the home.
- We will then prepare an inspection response with you. If
there are any major defects, we'll ask for repairs at that
time. We will summit the inspection response to the listing
agent and negotiate on your behalf until there is a mutual
agreement between you and the seller.
- We will review the appraisal and explain it to you.
- We will keep in touch will the lender during all of this
to make sure they have all required documents.
- We will also keep in touch with the title company to
make sure they have all required documents and to set up a
closing date.
- We will attend the closing with you to help explain the
documents that you are signing and to insure that they are
correct.
- We will also be with you after the closing to answer your
questions.
